REDEVELOPMENT

Vacant land available for outright development is becoming scarce in Mumbai. At the same time, there are a very large number of old Societies where people are living in unsafe conditions as their buildings have become dilapidated and worn out, and are beyond repairs. There is no alternative except to demolish these buildings and re-construct new buildings on the underlying plot - and therein lies a huge opportunity for us to serve. Redevelopment is a win-win model where the Society Members benefit by way of, inter-alia, that enables them to enjoy the benefits of:


• Enhanced area of accommodation with a modern durable long-term valuable asset in an elegant ambience
• Hardship Allowance (commonly known as Corpus Fund)
• Displacement Compensation (i.e. Rent to temporarily hire transit outside accommodation for the period from vacating the earlier accommodation till the new accommodation is offered by us).


While we’ve already done a lot of good work on the redevelopment front, we’ll continue our focus on engaging more and more old Societies for redevelopment with mutually shared benefits while genuinely serving a pressing human need of the inhabitants of old societies.

SLUM REHABILITATION

As Mumbai emerges to make its mark as a global city, slums have to go away; but these cannot be just wished away. The Government has schemes for proper rehabilitation of the slum- dwellers offering private developers attractive incentives to construct and sell residential and commercial properties on large tracts of land that have been encroached by slums. We’ll continue our focus on engaging more and more slums for their rehabilitation work and serve the cities in need of giving slum-inhabitants their right to lead a life with dignity and pride.

We are proud to say that vide our SRA scheme we have been able to reacomodate over 450 families and help upgrade their life style and their standards and quality of living.

JOINT VENTURES

Joint Ventures with plot owners provides an excellent way to mutually benefit from each other’s strengths. While the Plot Owner pools in his plot into the joint venture, we feed our efficient & comprehensive development expertise along with funds to construct and sell the project. With a substantial share of capital appreciating income-generating assets in the finished projects given to Plot Owners, this model works for the benefit of both and forms the corner-stone of our business strategy.
